Role Overview

The Asset Manager will be responsible for the performance and strategy of a portfolio of multifamily assets, working closely with property management, construction, acquisitions, and executive leadership. The ideal candidate will combine strong analytical and operational skills with the ability to think strategically and act decisively.

This role reports directly to the partners and offers substantial room for growth and exposure to high-level investment strategy and execution.

Location:

  • We are looking for someone located in Austin, TX (or willing to relocate) and travel monthly to assets in Dallas, Houston, and San Antonio.

Key Responsibilities:

  • Operational Oversight: Serve as the primary owner of asset-level performance. Drive execution of business plans, oversee lease-up or repositioning efforts, and hold property management teams accountable to KPIs.
  • Financial Performance: Monitor property budgets, monthly financials, and variance reports. Identify underperformance issues early and lead corrective actions.
  • Data & Reporting: Analyze property-level data and translate it into insights and action. Create and present detailed reports, dashboards, and investor updates.
  • CapEx Oversight: Collaborate with internal and third-party teams on capital improvement planning, execution, and cost control.
  • Budgeting & Forecasting: Lead the annual budgeting process and own quarterly reforecasting efforts.
  • Strategic Input: Partner with acquisitions and asset strategy teams to support underwriting, hold/sell analysis, and value-add opportunities.
  • Market Visits: Conduct monthly site visits to Dallas, Houston, and/or San Antonio to meet with onsite teams, audit operations, and ensure execution of priorities.
  • Team Collaboration: Act as a cross-functional connector between Alta’s leadership, onsite operations, and third-party service providers.

  • Strong communicator : You can deliver clear, concise updates to both internal stakeholders and external partners.

Preferred Qualifications:

  • Bachelor’s degree in Business, Finance, Real Estate, or related field. MBA is a plus.
  • Experience working with or overseeing third-party and/or in-house property management teams.
  • Familiarity with Yardi, RealPage, Appfolio or other property management software.
  • Experience with construction oversight or capital planning.
  • Prior exposure to real estate private equity or institutional ownership is a strong plus.
