Role Description

The Land and Contract Manager plays a critical role in managing Aureus’s land assets, right-of-way agreements, and customer contracts to support the company’s water sourcing, logistics, and infrastructure operations. This role bridges commercial development, operations, and customer engagement – driving both strategic growth and day-to-day execution. The Manager will oversee land negotiations, contract administration, and compliance, while supporting business and land development efforts through active engagement with operators, landowners, and internal teams.

This position requires a blend of commercial acumen, operational awareness, and relationship management skills, with the ability to move fluidly between the field, the office, and customer meetings.

Core Responsibilities:

Land Management & Negotiation

  • Lead negotiation and administration of surface use agreements, easements, right-of-way (ROW), pond leases, and water sourcing contracts with private and institutional landowners.
  • Identify and secure new water sources, pipeline corridors, facility sites and sourcing projects that support business growth and customer commitments.
  • Manage land files, documentation, abstracts, and plats, ensuring all agreements are current, accurate, and compliant with applicable laws and landowner requirements.
  • Collaborate with operations to confirm site feasibility, access, development timelines, and that operations conform with landowner and customer requirements.

Contract Management & Compliance

  • Draft, review, and manage commercial contracts including Water Purchase Agreements (WPAs), Master Service Agreements (MSAs), and supply or disposal agreements with E&P customers.
  • Coordinate with legal and executive leadership to ensure contractual risk mitigation, alignment with company policy, and adherence to regulatory standards.
  • Maintain a centralized contract repository and track key dates (renewals, expirations, deliverables).

Cross-Functional Collaboration

  • Act as liaison between Corporate Development, Sales, Operations, and Legal teams to ensure alignment on land use, contract obligations, and project execution.
  • Partner with Operations to support scheduling, land access, and compliance during construction and ongoing field activities.
  • Support sales team to develop proposals, evaluate commercial opportunities, and assist in pricing, volume, and contract negotiations with customers.

Business Development Support

  • Contribute to early-stage deal structuring and proposal development, including drafting term sheets and preliminary commercial agreements.
  • Attend customer meetings and support commercial presentations alongside Corporate Development and Sales leadership.
  • Maintain situational awareness of competitor positions, land availability, and operator activity within the company’s core areas.

Leadership & Growth

  • Over time, build and lead a small team to support regional growth.
  • Mentor sales and operations personnel on best land and contract practices.
  • Represent the company with professionalism and integrity in all landowner and customer interactions.

 

Skills and Qualifications:

  • Bachelor’s degree in Land Management, Energy Management, Business, Engineering, or related field.
  • 5–10 years of experience in land, contracts, business development or other commercial roles within oil & gas, midstream, or water management.
  • Strong working knowledge of Texas surface and mineral rights, title research, and regulatory frameworks (RRC, University Lands, etc.).
  • Proven experience drafting and negotiating commercial agreements.
  • Excellent interpersonal and communication skills; able to work effectively with landowners, customers, and internal teams.
  • Proficient in Microsoft Office Suite (Excel, Word, PowerPoint) and contract/CRM management tools.
