As our Senior Apartment Maintenance Technician , you'll be the cornerstone of our onsite operations team keeping everything running smoothly, ensuring top-notch living conditions, and helping our community shine.

What You’ll Do

Technical Maintenance & Repairs

• Inspect, maintain, and repair HVAC systems, plumbing, roofing, and gutters
• Conduct routine preventive maintenance to extend equipment life and minimize costly repairs
• Assist with pool upkeep, including chemical testing and compliance with safety standards

Resident Services & Apartment Turnovers

• Respond to resident service requests promptly, aiming to resolve issues within 24 hours
• Prepare vacant units for new residents—handle repairs, painting, and general maintenance
• Keep residents informed with clear, written updates on completed work

Team Collaboration & Vendor Oversight

• Work closely with the Property Manager to assign tasks and guide the maintenance team
• Coordinate and supervise outside contractors to ensure quality workmanship
• Take part in the emergency on-call rotation

Mentorship & Inventory Support

• Train and mentor junior maintenance staff, sharing your knowledge and best practices
• Monitor tools and supply inventory, ensuring everything is stocked, organized, and functional

Curb Appeal & Safety

• Keep common areas, walkways, and grounds clean and attractive
• Follow OSHA regulations and company safety policies at all times
• Report hazardous conditions or unusual activity immediately

Who You Are

We’re looking for a dependable professional who combines technical skill with a customer-first mindset. You have:

• 5+ years of hands-on maintenance or facilities experience
• Strong knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair
• HVAC Certification and CPO (Certified Pool Operator) license preferred—or willing to obtain
• Excellent communication and teamwork skills
• A proactive attitude and a genuine commitment to community upkeep

Physical & Schedule Requirements

This is an active, physical position that requires:

• Lifting up to 50 lbs, climbing ladders, bending, reaching, and regular tool usage
• Working in both indoor and outdoor environments, regardless of weather
• Flexibility to work evenings, weekends, and be part of the on-call rotation
• Reliable transportation, a valid driver’s license, and the ability to operate a golf cart
